MEP systems are among the largest investments in any building, and they run every hour of every day. A well-planned project and a sensible maintenance routine make the difference between a building that works smoothly for decades and one that suffers constant breakdowns. This guide walks through the full life cycle of an electro-mechanical project.
Stage 1: Design and planning
Good MEP work starts on paper. The design stage covers cooling and ventilation load calculations, electrical load schedules, water demand and drainage sizing. Drawings from each discipline are then coordinated so that ducts, pipes and cable routes fit together without clashes. Getting approvals from the relevant authorities at this stage avoids costly changes later.
Stage 2: Material selection and procurement
Choosing approved, good-quality materials such as cables, breakers, pipes, valves and AC equipment protects the client long after handover. We submit material samples and technical data for approval, then plan deliveries so that site work is never held up waiting for equipment.
Stage 3: Installation
Installation follows the construction sequence: first-fix conduits, sleeves and pipework while walls and slabs are open; then ductwork, cable trays and main equipment; and finally second-fix items such as light fittings, sockets, diffusers and sanitary ware. Close coordination with the civil and fit-out teams keeps the site safe and the programme on track.
Stage 4: Testing and commissioning
Before handover every system is tested: insulation resistance and earth tests for electrical works, pressure tests for water and fire-fighting lines, and air balancing and performance checks for HVAC. Commissioning confirms that the building works as designed, and the client receives as-built drawings, test reports and operation manuals.
Stage 5: Preventive maintenance
Handover is not the end of the story. Planned preventive maintenance keeps systems efficient and catches small problems before they become expensive failures. A typical routine includes:
- Cleaning AC filters and coils, and checking refrigerant and drainage
- Tightening electrical connections and checking distribution boards for overheating
- Testing generators, emergency lighting and fire alarm systems
- Inspecting pumps, tanks and valves for leaks and wear
- Checking water heaters and drainage lines for blockages
Signs your MEP systems need attention
- Rooms that no longer cool properly or AC units that run constantly
- Breakers that trip often, flickering lights or warm sockets
- Low water pressure, leaks or slow drains
- Unusual noise or vibration from pumps and fans
- Energy or water bills rising without a clear reason
